Case Studies - George Mitchell, Student Landlord, South Wales

I specialise in student houses in Cardiff, South Wales and have been a Landlord for 12 years since starting in 1996.

To be an accredited Landlord one attends a one day seminar held by an independent professional consultant employed by the council. They cover in depth the day by day activities of landlords and all that that entails for those engaged in the rental market, and this covers landlords for all types of properties. For example, tenancy agreements and current legislation regarding the holding of deposits by the various deposit schemes, and legislation governing properties in multiple occupation are discussed in full.

Handouts are made available with some vigorous questions and answers between the consultant lecturer and the attendees during the day. It was interesting to hear the variety of anecdotal stories around the table that we all have from time to time!

Networking and exchange of addresses were in evidence and well worth the time. It would be difficult to come away from the day and not to have learnt something new or be reminded of one’s normal day to day business responsibilities. At the end a multi-choice questionnaire on 14 topics discussed at the seminar is handed out to the attendees to be completed at that time. This takes between 5 to 10 minutes to do. So stay awake during the seminar and you will get your certificate!

A certificate is given to each accredited landlord that can be displayed in their accommodation along with a window sticker. One is also entitled to use the Landlord Accredited Wales (LAW) logo on stationary. This is well worth the small fee charged by the council as the holding of this certificate is proof that you are approved by the council having attended the course and passed their test to be an accredited landlord. It also shows that you are a good landlord who is proud of the good quality accommodation you provide.

From experience, I would recommend this, as it is mutually beneficial to the landlord and tenant. A win-win situation!
